As per a latest report titled ‘RealX Stats’ by InvestoXpert Advisors, average apartment prices in the region have risen by 158%, while plot values have soared by an extraordinary 536% between 2020 and 2025.

Apartments along the Yamuna Expressway have shown a remarkable upward trend over the last five years. Average apartment prices rose from ₹3,950 per sq.ft in 2020 to ₹10,200 per sq.ft in 2025, reflecting a 158% overall growth. Even in years when the broader real estate market saw corrections, apartments along this stretch managed to sustain double-digit appreciation, underlining steady end-user demand as well as investor confidence. In 2025 alone, the segment grew by 7.37% year-on-year, consolidating its position as a resilient housing option within NCR.

In the apartment category, Chi 4 rose from ₹4,100 per sq.ft in 2020 to ₹12,100 per sq.ft in 2025, while Chi 3 appreciated from ₹3,100 to ₹8,300 per sq.ft, and Sector 27 from ₹4,900 to ₹11,200 per sq.ft. On the plotted side, Chi Phi advanced from ₹2,350 per sq.ft in 2020 to ₹11,300 in 2025. Chi 3 emerged as one of the strongest performers, with land values rising more than ten times, from ₹1,200 to ₹12,950 per sq.ft. Sector 22D followed closely, witnessing a jump from ₹2,150 to ₹11,300 per sq.ft.
