3 BHKs top buyer preference in Q1 2025, 1 BHKs outpace in price growth
City wise analysis indicates that the demand for 3 BHK homes is particularly high in Hyderabad, Gurugram, Noida, and New Delhi.

The average price of a 2 BHK home across 13 metros increased 34.4% with cities such as Gurugram (86.1% increase) and Greater Noida (70.1%) experiencing a huge surge.
3 BHK apartments remained the most sought-after configuration in Q1’ 2025 (January-March 2025), accounting for 50% of total demand across 13 metros, followed by 2 BHKs at 35%. Meanwhile, 1 BHK units, though comprising only 6% of demand, recorded the highest year-on-year (YoY) price growth at 34.4%, reflecting strong appreciation in the compact housing segment, according to Magicbricks Research.
A survey of 1950 high intent homebuyers by Magicbricks also revealed the strongest sentiment towards 1 BHK units, and that small homes (< 500 sqft) are being considered as safe investments in a volatile market, requiring lower capital.
City wise analysis indicates that the demand for 3 BHK homes is particularly high in Hyderabad (68%), Gurugram (61%), Noida (60%), and New Delhi (58% of total demand in the city).


Conversely, in cities such as Thane (84%), Mumbai (77%), Navi Mumbai (62%) and Pune (56%), customer searches were focused on homes with smaller configurations of 1 and 2 BHK.


Magicbricks also highlighted that the average price of smaller units has gained massive appreciation in the past one year. The average price of a 2 BHK home across 13 metros increased 34.4% with cities such as Gurugram (86.1% increase) and Greater Noida (70.1%) experiencing a huge surge. Even in cities such as Bengaluru (30.2%), Hyderabad (24.5%) and Mumbai (20%) the prices of 1BHK homes continued to increase.
